Commissioning problem with heating system

The project involved the refurbishment of a large office building. During the course of the works a number of problems arose, which led to a number of legal claims including fire safety systems, clashes of services, finishes in toilets and washrooms, placement of lighting fixtures. These matters were addressed in our report.

A contractor was carrying out maintenance to the heating and ventilation fan coil units in an office building. The work involved replacement of the fan motor and the water supply was not switched off. When the unit was started up again a joint in the cold water supply to the unit failed and the office equipment below was flooded.

The project involved the construction of a new preparatory school on the existing school site, providing classrooms, break out spaces, offices, a multi-purpose assembly hall, nursery zone, toilets and wash areas, staff space, boardroom, and a series small food preparation areas and external playground, circulation and plant spaces. The total internal area of the facility extended to approximately 3,275m2 laid out over four floors.

Water supply pipe re-route

A homeowner and her neighbour were supplied with mains water through a privately owned pipe from a water supplier in Scotland. That supply passed through a nearby field. The owner of the field wished to build a trout farm in the field. This required the water pipe to be re-routed.
