Outline of Project
The project comprised detailed option appraisals; considering cost, fire safety, engineering suitability and structural impact; followed by design, specification and site supervision of the replacement of the existing heating, ventilation, electrical services and a large proportion of the water and drainage services to a large multi-storey 1980’s office complex.
The services works formed part of a multi-disciplinary contract covering general refurbishment of the property to provide new multi-tenanted office accommodation and creation of a new glazed feature extension to the front of the building.
The new services provision for the building included variable refrigerant volume cooling/heating; mechanical full fresh air ventilation, with heat recovery; new water services, drainage and ventilation to the toilet accommodation on all floors of one tower; upgrading of the main electrical substation; new electrical distribution; and new category 2 general and emergency lighting throughout.
The design was challenged by the severe structural and physical limitations placed on services routings and plant accommodation.
A successful conclusion was achieved by very close liaison with the architectural and structural team from inception/system option stage through to detailed design stage, such that the various potential servicing scenarios were analysed, selected and developed to provide the best value engineering solutions to the numerous demands placed on the mechanical and electrical installations.
